3)At $569,000, I shouldn't have to live on a busy street.

Looking at tcad, the home is taxed at: $382,482.00.

Having bought the house in 2007, Mike Little remodeled the house for ~$70,0000, he wants to be paid $100,000 for 2 years of work. Mike, I have an idea for you. If you want to make $100,000, get a job...Your house isn't a cash register.

Median House Prices in central Austin continue to climb.

The economic downturn continues to avoid central Austin. The stats for 9 months ending Aug 31, 2010 indicate the median home prices for 78703, 78704, and 78705 are up for 2010. Amazing. Median prices outside of central Austin appear to have significantly fallen. As those are among the nicest zips, I'm convinced this market strength indicates the increasing delta between the haves and the have nots. Obviously median and mean are very different things and even if the median prices are up b/c the volume is down, it still lends proof to my hypotheses.

4905 Beverly Hills Drive - $619,000, not on the market.

This house was on the market last year for $619,000. When the seller didn't get her price, she took it off the market. I emailed her and made a firm FSBO offer for $545,000. She declined. A Realtor friend of mine ran the comps for the neighborhood and he said my offer was appropriate but the seller feels her upscale upgrades justify the price. My offer stands. If she accepts, I'll be on the hook for about $1000/month property tax. OUCH!

 I have to say, the listing agent for this house has some nerve. The house at 309 cumberland was listed at 425 and is now down to 325,000. Meanwhile this guy wants $457,000. What he doesn't tell you in the listing is that the house is across the street from what is essentially a crack house apartment complex. I live in the neighborhood and I was solicited for both drugs and sex while biking home this week. $457,000 to live in a dangerous neighborhood with bad schools....I'll pass.
